Little bit, our's is .96 in Nevada plus no state tax. I believe the homestead exemption is if you've lived in the home over 2 years and are exempt from paying capital gains tax. Not sure if they call it something different in Texas.

The only qualifier in Texas is that it is your primary residence.

The no state taxes does not mean anything, they make up a lot of it with very high property tax.

You mean twenty miles, right? I drive through all the time. It can take twenty minutes to drive 3 miles at 2AM.
